Trend analysis tools collect and aggregate data from all data center management systems so that operators can readily view real-time and historical events. Operators can compare current data to historical data to evaluate equipment performance and discover negative value changes before an alarm occurs.
1.7- Scheduler
- The Scheduler allows you to optimise facilities systems based on calendar events.
- For example, you can program the Scheduler to switch off lighting and HVAC systems outside normal working hours.
- You can program "special days" for holidays or other irregular events. Running and stand-by waiting times of pumps can also be programmed.

2.- Asset Management
2.1- Contracts
Contracts module can provide a picture of each contractor's past performance, current loading, and planned work. It includes information on specifications, quality assurance, payment processing, delivery orders issued, schedules and related matters.
2.2- Corrective Maintenance
2.2.1- Critical Equipments :
If an alarm is generated due to equipment failure or potential breakdown, the BMS ( Building management system ) accesses the CMMS and on the workstation displays information regarding:
- How critical is the equipment? Is it under warranty?
- Has the scheduled preventive maintenance been performed?
- Was there any unscheduled maintenance? What were the symptoms, root cause, etc.?
- How was it fixed? What parts or special tools were used? What was the skill level of technician or outside services used? How long did the repair take?
2.2.2- Non critical equipments :
Lighting, office air-conditioning, plugs, telephones, heating ,..etc. are non critical items. Problems with these equipments could be observed during daily patrolling or someone informs us via work request system.
2.3- Inventory Control
An inventory control module allows an operator to track inventory movement such as items being moved in or out of inventory, or from one location to another. Stocked, non-stocked, and special order items could be tracked. The module should also allow the tracking of item vendors, location of items, item cost information, and the substitute or alternate items that can be used if necessary.
2.4- Purchasing
The purchasing module may include many functions such as a vendor master catalogue, invoicing, purchase orders, receiving and request for quotations.
2.5- Key Performance Indicators/Metrics
The CMMS can be utilized to accumulate the data for KPIs for use in evaluating the organization's maintenance program. The KPIs must be based on data that can be obtained and provide meaningful information that will be utilized in managing the organization
